A second home that you actually use
The question is not whether you can buy a property on the Costa del Sol. The question is how many weeks you will actually spend there, and what happens during the weeks you are away. That answer determines the complex, the layout and the management.
Three levers: usage, management and rental
A second home sits empty for most of the year. That is not a problem; it is a choice you make yourself. If you arrange it properly, you have a property that is ready for you when you arrive and doesn't just sit idle when you are away.
Your own weeks are blocked out in the calendar before it opens up to guests.
Management, cleaning and guest communication are handled by our team in Estepona.
You are welcome to rent it out, but you don't have to. You decide that on a season-by-season basis.

What makes the Costa del Sol practical for short stays
A second home only works if you can get there without any hassle. Travel time and the season determine whether you pop over for a long weekend or wait until the summer.

The weeks you are not there

Renting out is a choice, not an automatic process. A highly rentable apartment can cover a portion of the fixed costs. How large that portion is depends on the location, the type of property, and especially the number of high-season weeks you keep for yourself. We calculate this in advance based on your own calendar. We do not promise specific outcomes.

Questions
On personal use, remote management, and the trade-off between visiting yourself and renting out
That question comes first, even before the location. A few weeks a year makes the property primarily an investment. A few months makes it a home where renting is secondary. Everything in between requires a calendar that you set in advance, because the weeks you claim for yourself are exactly the weeks that generate the most income. Be honest about this. Most buyers overestimate this number.
Our team is based in Estepona. Cleaning, gardening, repairs, key management, and guest contact are handled there. You have one point of contact who reports a problem and resolves it on-site. Without someone nearby, a second home at a distance does not work. A leak that waits three weeks for your next flight costs more than a year of management.
Every high-season week you use yourself costs you rental income. That is not a reason not to come; it is a reason to make a choice. Those who primarily want a return on investment stay outside the season. Those who want the summer accept a lower yield. Both are good choices, but not at the same time.
For existing properties, count on approximately 10 percent in buyer's costs, and for new builds, around 14 percent. After that, fixed costs continue, even in the months you are not there: IBI (property tax), the homeowners' association contribution, insurance, utilities, and management. The latter is most often forgotten and determines whether the property is a comfortable investment or a financial burden. Write down these annual costs before making an offer.
An apartment in a complex with management, a lift, and a swimming pool within walking distance of amenities. Low maintenance, always rentable, and the homeowners' association takes care of the exterior. A detached villa with a garden requires attention that you cannot provide from a distance.
