Closing costs calculator

Calculate the costs on top of the purchase price

Closing costs determine your starting budget. This calculator works out each item separately, according to the rules applicable in Andalusia. The result is an indication for your budget, not professional advice.

Type woning

Two regimes

Where new-build and existing properties diverge

The tax regime is the only point where the two routes truly differ. Notary, land registry, and legal fees remain comparable. Therefore, choose the type first, then the price.

New-build

IVA plus AJD on the purchase price, totalling 11.2 per cent. The VAT is paid in line with construction stages, so you pay in instalments.

Existing

ITP, the Andalusian transfer tax of 7 per cent on the purchase price. No VAT and no AJD, and the full amount is due at the notary.

Frequently asked questions

What the calculator includes, what it calculates, and where it stops.

What is the difference between ITP and IVA?

ITP is the transfer tax on existing properties. IVA is the VAT on new-builds. You never pay both. The type of property determines which of the two applies, and that is exactly what the calculator needs to know from you.

Are notary fees the same everywhere?

No. The rates are regulated by law but vary depending on the purchase price and the complexity of the deed. A simple deed costs less than one involving a mortgage. We request a breakdown in advance so that there are no hidden extras later on.

Can I finance the costs with a mortgage?

Spanish banks finance the property value, not the buyer's costs. You must pay these from your own funds. Banks typically finance 60 to 70 per cent of the purchase price for non-residents; you will need to provide the remainder of the purchase price and the buyer's costs yourself.

Which costs does Cooiman Capital handle for me?

We coordinate every payment in the chain: reservation, purchase contract, taxes, notary, and land registry entry. You will receive a single overview showing what is being paid, when, and to whom.

Where does this calculator draw the line?

To the purchase costs. The tool does not calculate annual charges such as IBI, community fees (VVE), and insurance, nor does it include furnishings, rental licences, or your bank's financing costs. We will outline these items for you during our consultation.
