This is the entry-level class of the Costa del Sol. You buy off-plan, lock in today's price, and pay in stages until completion. We select the projects, sit down with the developer, and also define where this segment ends.
What you do and don't get here
Under €400,000, you have a choice. Size, location, or completion date. You can have two of those. Not all three.

Why the pre-launch makes the difference
During the pre-launch, you can choose from the entire plan: plot number, floor, and orientation. Those who join later choose from what remains. In this segment, that is the difference between a sea view and a view of the block next door. The terms of the first phase will not be repeated.
Where you can buy for under €400,000
Marbella and the Golden Mile are excluded from this price range. What remains is more than enough: the coast west of Estepona towards Casares and Manilva, the New Golden Mile, and the interior near Benahavís and Mijas. That is where most new-build activity in this segment is currently taking place.

Straightforward answers about buying new-build properties under €400,000 on the Costa del Sol.
A one or two-bedroom apartment in a project with a communal pool and a garage space, in the areas around Estepona, Manilva, Mijas, and Benahavís. Current energy standards and the statutory ten-year structural warranty are included. We only work with developers with a proven track record.
Expect to pay approximately 14% on top of the purchase price for VAT, stamp duty, notary fees, registration, and legal assistance. For new-build properties, you pay VAT rather than transfer tax. We will provide a full breakdown of all costs before you make a reservation.
In stages. First a reservation fee, then 20% upon signing the purchase contract, followed by instalments during construction. The bulk of the payment follows at the notary transfer. Percentages and dates vary by developer. We will review the payment plan against your liquidity before you sign.
A project that is currently going on sale is usually completed a few years later. The date is stated in the developer's contract, with a margin. If you are buying for rental purposes, your income will only start after completion. Factor this into your planning.
The phase in which a project is not yet publicly available for sale. We receive plans and price lists from developers before they go public and add you to the list. In this phase, you get first choice. After that, the rest of the market gets a look in.
