Why the west side of the Costa del Sol is the most interesting market right now

Marbella is the name everyone knows. Yet we rarely buy there.

Not because it isn't a beautiful place. But because the numbers simply work out better on the western side. Estepona, Casares and Manilva offer the same climate, the same beaches and a comparable level of amenities today, at a price per square metre that is tens of per cent lower.

In this article, we explain why this westward shift has been visible for years, and what that means if you invest now.

The coast is shifting west

For decades, the Costa del Sol has developed from east to west. Torremolinos and Benalmádena first, then Fuengirola and Marbella, followed by Puerto Banús and San Pedro. Each time, the same pattern followed: first infrastructure, then new-builds, then price increases, then saturation.

At the moment, that wave is in Estepona and is moving on to Casares and Manilva. The signs are the same as always. New roads. Renovated promenades. Underground parking. International schools setting up. Developers buying land positions.

If you know those signs, the direction is no surprise.

What that means for your entry price

The price difference is not marginal. While you will easily pay over €5,000 per square metre in central Marbella, you can buy in Estepona for around €3,200 and in Manilva for under €2,500. For the same budget, you therefore get a fundamentally better property.

That difference works in two ways:

  • Your rental income relates to a lower purchase price, which boosts your gross yield
  • You have more room for capital growth before you hit the region's ceiling

That second point is the most important. In a saturated market, you are buying the growth of the past few years. In a market that is still in motion, you are buying the growth that is yet to come. There are no certainties, but the difference in starting position is significant.

What we look at ourselves

We assess every area based on four things. Not on atmosphere, but on figures and facts.

  • Infrastructure under construction. What is actually being built right now? Announced plans are not plans.
  • Rental demand outside the high season. An area that is only full in August makes for a thin operating year.
  • Developable land. How much more can be added? Limited supply is the strongest support for value.
  • Developer quality. A great location with a poor builder is still a bad investment.

The west side currently scores strongest on these four points. Estepona’s infrastructure is already complete, while Casares and Manilva are in the midst of development.

What to look out for

This isn't a story without its rough edges. The further west you go, the more critical the exact location becomes.

In Estepona, almost everything within two kilometres of the centre or the beach rents out. In Manilva, this only applies to Sabinillas and Duquesa. Choose the wrong street and your occupancy rate will drop by a quarter.

The homeowners' association is also a deciding factor. A complex with a neglected pool and an empty reserve fund will cost you money you hadn't budgeted for within three years. That is why we always read the minutes from the last three years before advising on an offer.

The conclusion

The west side of the Costa del Sol currently offers the best balance between entry price, rental demand and room for growth. This is not a promise of returns; it is an observation of where the market is in its development cycle.

Those who invest now are buying early in an area that is going through the same phase Marbella did thirty years ago.
